We treat lettings no different than sales because, in actual fact, it is not a lot different.
Some agents would tell you letting is easy compared with sales; however, we would not agree.
Both lettings and sales include the same services:
- Valuing the property properly
- Marketing the property properly
- Letting the property properly
- Completing the property properly
What I would add to the letting process is:
Continuing to let the property properly – that is ensure the tenant you have introduced is looking after the property, paying the rent on time, not breaking any of the tenancy laws and when the tenancy ends as an agent we have several duties that MUST be done PROPERLY or there can be problems.
Customer service is absolutely imperative in lettings and it has to be on a consistent basis. Sometimes things go wrong in a property that are no-one’s fault but as an agent it’s so important to ensure both the owner and the tenant are given a fantastic service, including immediate contact and instant action.
Again whilst we cannot promise a hassle-free transaction, we will endeavour to make your property journey as exceptional and enjoyable as possible. FULL MANAGEMENT SERVICE
INITIAL TENANT FIND FEE:
- 3 WEEKS RENT INC. VAT PLUS
- 14.4% INC. VAT OF THE RENT PER MONTH
Our Full Management service is the creme de la creme. This service is designed to take care of everything, so that you can just get on with your busy life and watch the rent come in, knowing your investment is in safe hands.
This fee is deducted monthly from the rent as it is received.
CONTRACT AND ADMINISTRATION FEES:
In addition to the letting fee, there is a charge for the provision and preparation of our tenancy agreement and pre-tenancy administration:
- Tenancy administration fee (one-off payment): £360 inc VAT at the commencement of the tenancy
- Tenancy renewal or rental increase administration fee: 2.3% inc VAT of the monthly rent
- Mid-tenancy addendum: £240 inc VAT
- Deposit registration fee: £30 inc VAT annually
RENT COLLECTION
INITIAL TENANT FIND FEE:
- 3 WEEKS RENT INC. VAT PLUS
- 12% INCLUDING VAT OF THE RENT PER MONTH
As well as sourcing you a fantastic tenant, our Rent Collection Service is designed to cover all aspects of the money process, so that you do not need to keep checking your bank account to see if the rent has been paid, or chase up late payments, send receipts, keep track of statements, bill payments, invoices, etc.
This fee is deducted monthly from the rent as it is received.

LET ONLY
FEE: 6 WEEKS RENT INC. VAT
Our Let Only service is the basic service available from Tracy Thorne Estates.
We will ensure a high-quality tenant is secured for your rental property as quickly as possible.
This is payable in full upon the commencement of the tenancy, and is calculated on the length of the initial fixed term tenancy.
CONTRACT AND ADMINISTRATION FEES:
Your tenants’ security deposit will be automatically insured by The Tenancy Deposit Scheme.
Deposit registration fee: £30 inc VAT annually
VACANT MANAGEMENT
FEE: £60.00 INCLUSIVE VAT PER MONTH
