The Property Ombudsman (TPO)

TPO Members are expected to conduct business practices in-line with a strict Code of Conduct. In line with the Ombudsman’s Terms of Reference, TPO can consider complaints raised by consumers against TPO Members against these obligations.

Tenancy Deposit Scheme (TDS)

At the end of a tenancy, if there's a dispute about the security deposit, the TDS offers free dispute resolution services. If the amount to be returned is not agreed upon, the TDS will hold the deposit until the dispute is resolved.

Propertymark Client Money Protection

The Propertymark CMP scheme is one of the approved schemes. They inspect our client account annually and will reimburse landlords and tenants up to a total of £15 million per year if we are negligent with your money. There is a maximum award of £50,000 per individual claim.

LANDLORD SERVICES & FEES

We offer three levels of service: Full Management, Rent Collection, and Let Only; each designed to suit your needs and how involved you want to be.

Initial Letting Fee:
3 weeks’ rent (inc. VAT)
Ongoing Management Fee:
14.4% inc. VAT of monthly rent

This is our all-inclusive service – ideal for landlords who want complete peace of mind.

💷 Rent Collection

Initial Letting Fee:
3 weeks’ rent (inc. VAT)
Ongoing Fee:
12% inc. VAT of monthly rent

Perfect if you’re happy to manage the property yourself but want help with the financials:

  • Rent collection

  • Late payment follow-ups

  • Monthly statements

  • Deposit handling


🔎 Let Only

Fee: 6 weeks’ rent (inc. VAT)
Best for experienced landlords who want help finding a tenant, then managing things themselves.

  • Marketing and tenant sourcing

  • Referencing and tenancy agreement

  • Deposit registration via TDS


📋 Contract & Administration Fees

(applicable to all services unless stated otherwise)

  • Tenancy administration (start of tenancy): £360 inc. VAT

  • Renewal or rental increase: 2.3% inc. VAT of monthly rent

  • Mid-tenancy addendum: £240 inc. VAT

  • Deposit registration (annually): £30 inc. VAT


🏚️ Vacant Property Management

£60 per month (inc. VAT)
For landlords with empty properties who want regular visits and reports.

LANDLORD LEGAL OBLIGATIONS

🔹 Deposit Protection

All tenant deposits must be placed in a government-approved scheme such as the Tenancy Deposit Scheme (TDS) within 30 days of receipt.
You must also issue prescribed information confirming where and how it’s protected.


🔹 Right to Rent Checks

Landlords must carry out Right to Rent checks on all adult tenants before the start of a tenancy. This includes checking original ID and visa documents and retaining copies.


🔹 Energy Performance Certificate (EPC)

A valid EPC rated E or above is required for all rental properties. You must provide a copy to your tenant before the tenancy begins.


🔹 Gas Safety Certificate

If your property has gas appliances, you are required to have an annual Gas Safety Certificate, issued by a Gas Safe engineer. A copy must be given to the tenant at move-in and on renewal.


🔹 Electrical Safety (EICR)

As of April 2021, landlords must have an Electrical Installation Condition Report (EICR) carried out every 5 years. Any urgent work must be completed within 28 days.


🔹 Smoke & Carbon Monoxide Alarms

  • A smoke alarm must be fitted on each floor

  • A carbon monoxide alarm is required in every room with a solid fuel appliance

  • All alarms must be tested and recorded as working on move-in day


🔹 How to Rent Guide

You are legally required to provide your tenant with the latest ‘How to Rent’ guide, issued by the Government, at the start of the tenancy.


🔹 Prescribed Information & Paperwork

You must issue the tenant with:

  • A copy of the tenancy agreement

  • Deposit scheme certificate and prescribed information

  • Valid EPC, Gas Safety, and EICR

  • The How to Rent guide


🔹 Repairs & Maintenance

You’re legally responsible for maintaining:

  • The structure and exterior of the property

  • Heating and hot water systems

  • Bathrooms, kitchens, and plumbing

  • Electrical wiring and installations
