We’ll take time to understand what you’re looking for and help match you to the right home - including properties not yet online.

2. Attend Viewings

We accompany you to viewings, answer questions, and explain anything you’re unsure about.

3. Apply & Reference

If you’d like to apply, we’ll guide you through the referencing process and keep you updated.

4. Sign & Move In

Once approved, we’ll handle the paperwork and ensure everything’s ready for a smooth move-in day.

5. Live Comfortably

Need something fixed? Have a question about your tenancy? Our property management team is just a phone call away.

6. End of Tenancy

When it’s time to move on, we’ll handle the check-out process fairly and return your deposit promptly (minus any agreed deductions).

Tenant Fees

We believe in clear, fair fees – no hidden charges, and everything explained upfront.

Tenant Fees (for Assured Shorthold Tenancies)

Holding Deposit

One week’s rent (per tenancy)
This reserves a property while we complete referencing and paperwork.
This may be withheld if a prospective tenant or guarantor withdraws, fails a Right to Rent check, provides false information, or fails to sign their tenancy agreement within 15 calendar days (or the agreed deadline).

Security Deposit

Held to cover damage, unpaid rent or breaches of tenancy.

  • Five weeks’ rent (for annual rent under £50,000)
  • Six weeks’ rent (for annual rent of £50,000 or over)

Unpaid Rent

Interest charged at 3% above the Bank of England base rate from rent due date until cleared (applies after 14 days of arrears).

Lost Keys or Security Devices

Tenants are liable for the actual cost of replacement.
If locks need changing, we’ll charge for locksmith fees, new keys and any related costs.
Additional admin: £10 per hour (inc. VAT) if incurred.

Tenancy Changes (Tenant Request)

  • Contract variation: £50 (inc. VAT)
  • Change of sharer: £50 (inc. VAT) or reasonable cost if higher
    Covers landlord consent, referencing, deposit registration, and new legal documents.

Early Termination (Tenant Request)

You’ll be liable for the landlord’s re-letting costs and rent due until a replacement tenancy begins.
These costs won’t exceed the total rent left on your current agreement.

We’re members of ARLA Propertymark, and all client money is protected.
