Property Valuation & Instruction (1–2 Days)

We’ll visit your property to provide a free, realistic market valuation.
Once you’re ready, we’ll take your instruction and begin preparing your property for marketing.

Pre-Sale Preparation (1–7 Days)

This is your window to tidy, de-clutter, fix up anything obvious, and present your home in its best light.
We’ll advise on this and help arrange your EPC, floorplan and photography.

Launch to Market (1–2 Days)

Once photos and write-ups are ready, your home goes live on Rightmove, Zoopla, and our own website. If requested we can prepare a "sneak peek" video to go on our Facebook and Instagram pages. We will also contact pre-qualified buyers from our own database for maximum exposure.

Viewings & Feedback (1–3 Weeks)

We’ll arrange and accompany all viewings - weekdays, evenings, and weekends. As a small independent agency we can adjust our timings to suit you and your viewers.You’ll receive honest feedback after every visit so you know how things are progressing.

Receiving & Negotiating Offers (Varies – typically within 3 weeks)

As offers come in, we’ll discuss each one with you in detail. Our job is to get you the best price from the best-positioned buyer.

Sale Agreed & Conveyancing Begins (6–12 Weeks)

Once an offer is accepted, solicitors are instructed and the legal process begins.
We’ll liaise with all parties and keep you updated at every step to avoid delays.

Exchange of Contracts (Usually 2–7 Days before Completion)

This is when the sale becomes legally binding so it's time to celebrate!
A completion date is agreed and you can start packing with confidence.

Completion Day - You’re Sold!

Funds are transferred and keys are handed over to the buyer, usually around lunchtime.
We’ll coordinate access and make sure everything runs smoothly on the big day.
